Beware of home inspectors that have simply attended a "Home Inspection School" and then put an ad in the paper. My 2007-2008 Rates for single-family homes are as follows:
Up to 1,300 Sq Ft = $ 265.00
1301 Sq Ft - 1500 = $ 275.00
1501 Sq Ft - 2000 = $ 285.00
2001 Sq Ft - 3000 = $ 295.00
3001 Sq Ft - 4000 = $ 305.00
4001 Sq Ft - 5000 = $ 315.00
Multiple unit buildings are slightly more. Condos are less if you do NOT want the exterior inspected. Most condo associations take care of the exteriors of the buildings.
As a courtesy, I can also make recommendations on remodeling or updating your prospective home to most effectively improve its value. This is my area of expertise! I am not for hire as a General Contractor or Handyman.

Grew-up in the contracting business. My father ran his own painting and home maintenance business for 35 years in the Detroit area. I worked for him over 15 years and ran my own crew.
Over 1032 hours completed as an apprentice electrician. I have rewired several old homes.

What To Expect From One Of My Inspections:
It will take between 2 & 4 hours to inspect your house.
I use a checklist that covers over 400 items on the house.
I like to have the customer/buyer with me as I inspect.
I will start on the roof and inspect the entire exterior including the garage.
I will move through the interior of the house room by room in a systematic way.
I will test the furnace with a carbon manoxide detector.
I will test plugs with my plug/circuit tester.
I will crawl through the attic and check for leaks and other damage.
We will end the inspection in the basement where I will inspect the furnace, plumbing, electric service, joists, columns and walls among other items. Most prospective home buyers are stunned at the amount of time and energy a good home inspection takes.
Besides being an excellent home inspector, I am an experienced old home renovator, real estate investor, and landlord. I buy old homes in need of TLC and make them beautiful again. I generally purchase distressed, fire, estate sale, "handyman special" run-down and forclosure property. I purchase property for CASH and can close quickly. My area of interest is the EAST SIDE including: East side of Detroit (cadieux and Mack area), Grosse Pointe, St. Clair Shores, Roseville, Eastpointe, Harper Woods, Harrison Township, Warren.
